In response to the need for modern living accommodation for the elderly across the South Hams District, Frontier Estates are preparing plans for a circa 66-bedroom care home at the Avon Centre in Wallingford Road, Kingsbridge. The care home would be classed as a use class C2 facility, offering high-quality care to local people to cater for a range of needs.
Frontier Estates would like to thank all members of the community who have engaged in the public consultation exercise. The project team has considered all feedback. The planning application has been submitted to South Hams District Council’s planning department for consideration. The planning reference is 3192/24/FUL and the submitted documentation is available for public viewing and comments on the Council’s planning portal at https://southhams.planning-register.co.uk/.


The Site
The site is very well suited for a sensitively designed, 21st century care facility. It is located near the town centre’s facilities and outside the conservation area. It is just under an acre in size (circa 0.87 acres or 0.35 hectares) and can comfortably accommodate the building itself as well as suitable access, car parking and attractive landscaping. Currently it consists of a number of old, dilapidated and underutilised industrial buildings and hardstanding, gently sloping from Wallingford Road to the east down to the stream to the west. The site was previously used as a retail and storage location by Avon Farmers; at present it partially hosts the Kingsbridge Food Bank, which is looking into alternative options within the town.
The site is well contained, with mature trees along the stream to the west and a number of trees to the north and south, which would be retained. Its access is onto Wallingford Road as existing. The proposals are aiming to make best use of previously developed, underused space within the built-up area, which is in accordance with national and local planning policies. When working on the evolving plans, the Frontier team will be addressing any technical constraints in detail and will take the opportunity to enhance this unique site’s natural strong points.
