The image below is of our initial illustrative proposals for a care facility of 66 bedrooms and associated infrastructure to the west of Wallingford Road.

The draft plans as they stand today
- A Care Quality Commission-registered care home providing modern living accommodation for 66 elderly residents, with all bedrooms around 15-18sqm in size and all featuring ensuite bathrooms
- The building has been designed specifically for this site, making optimal use of its natural downward slope, with 2 storeys proposed on the eastern side facing Wallingford Road, through to 2.5 storeys on the western side where the site is at its lowest
- The building would be set back from Wallingford Road, creating space for circa 20 car parking bays including disabled and ambulance bays
- Attractive landscaping would be created around the site, including established gardens with footpaths, raised planters and sensory garden elements. The proposals would make the most of the outlook towards the stream and wooded area, enhancing the biodiversity in this area. All trees would be retained.
- The care home would include a number of amenity areas for residents such as a café, a dining area, quiet lounges, libraries, cinema etc
- Residential amenity for those living in the care home as well as in the surrounding residences would be safeguarded by ensuring that any overlooking potential is demonstrably fully considered at the detailed design stage
- The care home facility would be constructed to a high sustainability standard, in accordance with policy and in consultation with the relevant consultees

- After several recent closures across the South Hams, a new state of the art care home becoming available offering 66 high-quality spaces for local people who require extra support in their twilight years and final days, close to loved ones.
- In-house provision of specialist health care for the elderly, including dementia care, relieving pressure on surrounding GPs, other local NHS practices, and carers.
- Relieving pressures on publicly funded care homes and the care and social services of Councils and health authorities.
- Combating isolation and loneliness often experienced by elderly people by providing social activity and community involvement via communal facilities.
- Encouraging residents’ independence for as long as possible within a secure community setting.
- Enabling downsizing and freeing up family homes in the area.
- The creation of circa 32 FTE in secure long-term jobs and the economic and social benefits associated with that for Kingsbridge.
- A significant increase in biodiversity at around 10% gain.
- A low traffic generator when compared to the existing and alternate uses.
